The property market in Dubai is bustling with new residential developments that are laced with state of the art amenities and conveniences. Designed to offer an upscale lifestyle, these new additions in the Dubai real estate market are equipped with every amenity one can imagine. With the completion of these projects, property seekers now have more options at their disposal.

Specifically, those looking to rent a property in Dubai, are spoilt for choice. However, before you take the plunge by merely getting inspired by the façade and interiors of a housing unit, there are numerous factors that you must consider. You shouldn’t hesitate in asking questions to your future landlord pertaining to the use of your property. It will give you clarity about what you can and what you cannot do in the said property.

If you are new in Dubai and confused about what questions to ask your future landlord, we have got you covered. Here are some of the question you should ask them to avoid landing in a hassle-full situation in the later stages:

Can I renovate home?

Before finalising a property, ask the owner if you can renovate the property or not. This is important as you may have found a perfect unit, situated in a prime location but falters when it comes to home décor. The first thing you would want to do in such a property is to change its décor or renovate it. However, your plans for doing the same will be ruined if the owner has some restrictions pertaining to the renovation of the property.

Who will handle the maintenance matters?

Undoubtedly, the budget is one of the major factors that impact the decision of renting a property. And this is an aspect where many people tend to falter. They only take into consideration the rental value and the security deposit while neglecting the additional cost of maintenance. Thus, it is important to ask your landlord at the time of signing the contract who will be responsible for maintenance charges.

Generally, it is the duty of the landlord to take care of this aspect. However, in some cases, the owner hands over this responsibility to the tenant. There are also some cases where the tenant is responsible for minor maintenance work while the landlord handles the major ones.

How much rent increases every year?

It is a wise idea to enquire the property owner about the formula they will be using for rent increment. It will help you to manage your financial resources and responsibilities accordingly.

Having said that, it is important to note that rent in Dubai is governed by RERA – Real Estate Regulatory Agency. From determining the rental value to increment, you can take their assistance. They have a rent calculator available at their portal that can come in handy for you. It will help you to know if the rent increased by the landlord is fair or not. If it isn’t, you reserve the right to file an official complaint against them with RERA.

How can the rental contract be terminated?

Needless to say, you aren’t going to stay in a rental home forever. At one point in time, the contract is bound to be terminated. So, it is a better idea to ask your landlord about the ways the agreement can be terminated. This will make sure no complications will arise in the long run. Also, ask them about the reasons that could lead to the termination of the contract from the landlord’s end.

Is it allowed to sublease the unit to another tenant?

Many people sublease housing units they have rented to other tenants. Some people rent the entire unit while some only sublease a part of it. They follow this practice to manage the rent effectively since the living cost in Dubai is relatively high. However, remember the fact that in order to do so, you need to take permission from your landlord. Not doing this can land you in legal trouble.

How can I get the security deposit back?

It is a known fact that it is mandatory to make a security deposit before moving in the property. This is a refundable amount. Thus, you should ask your landlord how you can get this amount back at the time of vacating the property.

Ask the aforementioned questions when renting any Dubai property, be it an apartment, villa or townhouse. It will limit the chances of any dispute arising throughout the validity of your stay.
